You also get a nice discount at Home Depot with your membership in AZREIA, but more importantly you can network with local rehabbers and contractors who can answer this question and give you plenty of help and probably a better deal than you're likely to get elsewhere.

lol I'm sitting in a local "coach" seminar right now, and PropStream is part of the pitch for their $12k, $22k, and $32k packages.

Everyone has a chance to partner with Phil. You pay $5,000 up front and split everything you make until you've paid him $500,000. His primary focus is probate.
It's garbage, man. Don't do it.
If you are serious about a coaching program, there are better ones out there... but I definately recommend spending as much time as possible at your local REIA and shopping for real estate groups on Meetup before you spend one red cent.
I like Phil's YouTube stuff, to, but leave it at that.

My guest cancelled on me this weekend, and no one in my FB group took me up. I have a spot for $100, PM. me your phone number and email address and I'll get ahold of them first thing in the morning to let them know.
The flippers I've met and spoken to have told me a "paint and carpet" flip starts at around $6 a square foot for C properties (Maryvale and such) and goes up from there, depending on what it entails. That figure does not include appliances, roof, landscaping, or hard money costs. Paint, flooring, fixtures, doors.
Try a Google image search and read through the findings until you see something that fits your needs and type something up based on that, or ask the agent to provide/write what it is they're asking for for a reasonable fee. If they believe you need one, maybe they have seen one being used at some point that led them to believe that. Hopefully they took a contract writing class as part of their licensing.
