Ok now we're talking, I bought leads off ListSource that were within a mile and a half of my house and went putting basic flyers on doors.  With 130 flyers places (of 512) I got 2 calls, and wrote one offer.  I made a few mistakes on the one and probably lost it but both calls were from the better neighborhood  (B- as opposed to the D+).  Now that I've recognized the mistakes I made, I can change up my approach and focus a little more in the better neighborhood. My buyers are good with whatever I bring, as long as the deal is solid and the numbers work. I'll probably drop another $75 on leads more specific to the better neighborhoods near me, and get back to beating feet ASAP... but the purpose of this thread is to hear everyone else's ideas and see if I can make some useful changes to my current strategy. I know it's not the most efficient use of my time, but until I learn something better this is my way of keeping the hustle flowing.

Keep 'em coming, anyone else have something to add?  What are your favorite tactics to get a deal and get paid ASAP?

If you absolutely had to make a deal in 30 days or less, and you had only $200 and no previous marketing in the area.... how would you do it?  Door knocking?  Bandit signs? Flyers? All of the above?

Direct mail seems too slow to get it done in 30 days, sooooo......?  Doesn't matter what kind of deal, just assume you have all the buyers you need.

...answered my own question.   An undeniably valuable service, definately have to use this in the future. 

This looks like it would be a very beneficial value-add for a landlord or RTO investor to offer potential tenants and tenent/buyers. How much dod the service cost you, all-in? I'm wondering if they offer a portal for property managers and landlords to report good/bad tenant history.

James check out AZREIA.ORG,  we have investors from up north that come down pretty regularly, even from Quartzsite and Kingman.

I bought 500 leads of owner occupied within a mile radius of my house with at least 90% equity and printed up flyers in English and Spanish. I spent all day yesterday and today walking my neighborhood putting them on doors. I've posted 130, gotten 2 calls, and written 1 offer. The other was an FSBO that wasn't even on my list, and wanted no less than 200k to walk away from a 180k (on a good day) house.

 Once I have LO's and sub2's in my toolbox (working on it), I'll be able to write and submit multiple offers on each property, each with its own benefit to the seller.  As I walk, I write down addresses of crappy rentals and distressed properties, and approach just about every adult I see outside.  I finally gave in and went home when I started getting dizzy and noticed I wasn't sweating anymore.  I'll be back at it tomorrow after Crossfit ;)

And no, haven't closed my first deal yet....but I have faith that I will :D

Welcome Jason, I always recommend investors in the valley join AZREIA and PREC, annual membership covering both is $200 if you do them at the same time. We have one of the best REIA's in the nation, and this months meetings are going to be phenomenal ( I swear I should be getting paid for these plugs). The Beginning Investors Subgroup is always engaging and educational, and the monthly meetings have great interviews (John Burley this month, Google him and Trump or him and Kiyosaki). My nine year old daughter and I go to as many as we can get, and I've found them to be VASTLY more valuable than any of the Meetups I've attended (and more family-friendly). Hope to see you there :)
