Hello everyone I have been a bigger pocket member for a few years on and off and I've always love the thought of getting inyo real estate fixing property and making them look nice again and seeing something good come out of hard work. We now for the first time ever have a chance of getting into multi family in ownership and we are first time investors.  There is a ton of information to learn about owning multiple family property. I want to ask you guys what would you tell me to look for read and try to understand as a newcomer.  Considering the San Diego market looking for a pre-foreclosure or something in distress.

@Kevin D.  welcome to bigger pockets my name is Robin I've been a member for some time off and on. I am for the first time considering multi family because of the potential's. What would you tell a new investor that is looking into multiple family buildings.

@Chris Eley I was ordering what would you suggest or advise someone going for the first buy-and-hold investment do you want to look at pre-foreclosure foreclosure or real estate owned? I would you go about finding the best deal the house that needs the most work.

@Tarl Yarber i'm looking to pick up my first rental this year or next year.  What's your suggestion on finding foreclosures or is it better to go pre foreclosure because you don't have to deal with the bank? I am reading trying to learn how to invest possibly 500k into buy and holds due to a  1031 exchange.  I was thinking maybe a four Plex and a few single-family homes would be cool because that's a good amount of units to start with. If we can spread it out that thin.

@Rob Moran in this thread I read the 4th and 3rd of every month. Can I get a confirmation on date and time. About to call him and introduce myself. Thank you Bigger Pockets! Just got off the phone with Shannon my escrow officer and she is getting the paperwork together for my commercial sale! Sending the paperwork to the title company to get ready for sale! Can't wait for the open office folks. Everyone will be welcome and we will get a thread going.  Need to find out how to make it a sticky?

@Harsh R. Welcome to bigger pockets! I am also a first time investor we are selling some commercial property in corona at the moment. I am preparing a open house but not a house a office to invite first time investors long time investors anyone is welcome.  I am looking to invest in California first get my feet wet then maybe get a few out of state. I am finding homes for sale from $5000-$20,000 in Chicago.  Needing some work obviously a lot of work but for that price?!?!?
