@Jordan Adams Another Southern California investor here! Was just in riverside the other day. I am helping my mom sell a commercial property in corona right at 6th and smith. That seems to be the question that's on everyone's minds cash flow or appreciation I know it's been on mine! I see both sides of the coin but that's why I am thinking a little both! Let's connect sometime or meet at the riverside real estate meeting at the mission inn sometime thank you jordon.

@Chris L. Welcome to bigger pockets! I am also a new investor and looking for ideas on our first rental property. Obviously the better the return the better. Cash flow is king!  Any other pointers for us newbies?

@Will F. I will have some commercial property for sale soon this year sometime in corona California. I am hosting a open house open office I should say this year sometime if you and your friends are interested. 3 unit office and one unit is empty and the others are on month to month lease. Robin

@Joe Hughis after speaking with a realitor in San Diego he said he can help us get good financing into a property down there in San Diego. I did the math if we were able to obtain let's say 2 homes and 4 units that's make 6.  If you raise the rent 15 bucks a week once a year that's a extra 3k about coming your way!

@Kevin C. Welcome to bigger pockets! I have a few realitors I can refer you to. Danielle is very good from what I have seen from her so far very very helpful. She works at home loans done right in Murrietta California..  Should come right up on google. I am also a first time investor looking to get my feet wet as i am helping sell our commercial building in corona.  Then reinvesting into rentals in Southern California.

@Nick Leamon what would your advice be to a new investor looking at foreclosures pre foreclosures as well. We are selling a commercial property in corona California. Then reinvesting into rentals.  I am thinking a few single family homes and a multi would be very nice!

@Joe Hughis I am thinking 4 unit. I heard we can run down three units yearly in the last unit be a vacation rental.  Seeing as San Diego is very expensive. But we will have about 500 K to play with.
