@Robert Richardson amazing story and I have only been able to read a quarter or a hlf of it.  I am also a new investor and looking for real estate to be my new life long job basically. We are selling some property in California that grandpa gave us a 3 unit commercial building. I'd like to sell this year and 1031 possibly half a million dollars into local real estate.  Like you said you want something cheap to put forced equity in.  What tips and pointers can you give me I am looking at foreclosures and pre foreclosures. Anything you can say I really appreciate. Any updates or upgrades on your income property? Any rents raised?

@Jonathan Jaime Velarde Real estate officially started for me when I went to go get my first estimate on repairs for my grandfather's building. I had always been really interested in real estate but never really had the opportunity to jump in intill a few weeks ago when I got word that we are selling my grandfathers office in corona. From there I began to visit the property start looking for workers realtors.  So here I am still talking to realitors and workers getting estimates. 

  I am also interested in doing buy and hold and will be doing that hopefully by the first of next year and on our way to go get the keys to our first investment property! My advice is start talking to realtors and be on bigger pockets all the time!

What kinda license? How much and how hard is it to get? I lost my job and am going into real estate for a new career change. But it sounds like to get paid the way I want to I need to go pick that up. Or when I can afford to.
