@Bikran Sandhu how has it been going what have you been diving into as far as real estate lately? I am learning every day about for closures pre-foreclosures and I'm finding pretty good deals. Are you going to the real estate meeting at the Mission Inn in Riverside on June 28th.

@Walter Milam Welcome to bigger pockets! I am also a new up and coming land lord! I am looking to 1031 possibly 500k into local real estate here in Southern California. I am finding foreclosures for 100k down here in hemet. Wondering what it cost to run water and plumbing to to a back house on the property from the street.

@Robert Richardson sounds like you are hanging inn there! Your story sounds like everything I have bought needs work. As far as your questions and your journey to turn this into a good investment I would be on Bigger Pockets every day asking these questions and meeting your local bigger pocket members and meetings! Keep up it up! It will get there!

So as a completely new investor and starting a land lord business should I not even think about starting a llc for our land lord business? We will own 6 to 10 rentals in the next report years so I am wondering do we get an llc to protect and serve our investments?

@David Faulkner Another Southern California investor! I used to hang in Costa Mesa. What part of Orange County are you in? I'll be there on the 30th if you are around. August 31st for court in Santa Ana.

@Joe Schaak very well!  I am considering learning property management because we are about to start buying rental property. I was told legally if I were to help my mom run it as a business and collect the rents and everything I would need to get a license for that. Wonder if there is any way around that...

New investor here bringing back a old thread. What are you new guys on the site thinking are the best landscape modifications? Sega palms? Cactus? I am looking at single family and a 4 unit apartments. Maybe trees on a water system?? Flowers on a drip system or timer?
