There is a  Great deal of information out there if you just type in improving rental property on Google there's different articles and a lot to learn. I read that this guy had a rental and on the second set of tenants he was able to raise the rent like 100 or 200 bucks a year I think. He said  the rental market got hot and he was able to raise the rent quite a bit.

hello everyone I've been looking at houses meeting lenders realtors everyone. My question is that we are selling a commercial property it's worth about 1 million but there are two owners my mom and uncle. So we may walk away with 400 K or 500k how do we invest in rental property in still meet the requirement of buying equal or greater value? Thank you bigger pockets!

@Quawi Hester it's amazing how much info your brain can hold I am learning so much and taking notes every day about being a land lord increasing home values there are a lot ways to make the investments better!

@Daniel Kervick Welcome to bigger pockets! A year ago or so a investor from California but a two unit apartment in Muncie Indiana for $6500. Thought I would throw you that tip! I am also starting a land lording business!

@Ali Boone i wanted to tell you some of my plans and give you an update maybe I can give you a buzz tomorrow what time is usually good to call you.

What is this investment cash flowing? Was curious I mean for 20k that's a great beginning investment price!

@Dominic Lucarelli very awesome! High 5! I am also looking for our very first rental as well. We can never find a duplex here in ca for 20k but I am hoping we can get some rentals refi and get s multi family!
