@Benjamin Blackburn very great story. So anyone can whole sale? Sounds there is a lot of work to it it sounds like you're a realtor basically connecting buyers to people that were maybe going to sell or not with out a yellow letter? I'm new to real estate and I met a new wholesaler last week at a real estate meeting. I am working on becoming a buy-and-hold investor actually.

@Timothy W. yes it's another dream but I attempted it and it's not for the faint of heart and I learned a lot and spent a lot on only a 19ft boat boats are very expensive! Maybe you can point me in the right direction with starting  on my first set of rentals from a 1031 exchange we are starting with about 400,000 maybe more .

@Timothy W. nice post! I am also building a land lording business up. As you said after a while it wasn't for you. I want to run the real estate and help my family invest from a gift from grandpa as well as open a sport fishing business so you never actually retire they say haha.
