@Steve Muise those are amazing numbers I mean that's the rent that is in San Diego North County I should say. What was your purchase price so I'm also looking into getting into rentals.  I read that if you could raise the rent about 20 bucks a week once a year than in 10 years time you'll be making a extra 10k a year!

I tip my hat to these bigger pocket members  i've been on the phone with them all day and they have been a huge help and I want to thank @Sean Murray for being there for me and my mother and working with us and understanding. We are selling some commercial real estate right here in corona and we are trying to get all the paper work in order and all the different things and you can imagine how I feel as I type this. It's a lot of work people! Keeep pushing guys!

@Chris Chesser  well I had to finish a eviction of a tenant moving out she left two cars a ton of trash it took four cops and for tow trucks to get her away from our property! As well as 9 hours!

Also curious about out of state investing if anyone wants to jump in and offer to help I would like to make a call introuduce myself and explain our situation we are looking for rentals in and out of state more than likely. I don't have a single connection out of state but the people posting and you guys on the forums. Thank you Bigger Pockets!

It's been a interesting few days in real estate but I am sticking to my guns and I am trying to not let the stress get to me and I am keeping in mind all the beautiful homes we will be fixing and putting in good family's and look forward to making community's towns city's better raising other people's homes values up!

Curious as well. Interesting debate on the smoking you can charge probably 20 or 40 more a month for that damage and expense. So I mean I see up and downs. I am also looking into becoming a buy and hold investor. I'd like to get our rentals ready and move ins asap. Hoping not 4 months but hey as long as they get rented!! Good going!

Tom let's keep in touch and I wanna keep you by my side and tell you what I am doing to find deals. You put it in the work and you got something in return.  We can help others that want to invest. Lot of newbies like me out there thank you tom! My question is if you have 400k or 500k do you buy cash houses or down payments on more of them to kind of increased risk for more reward.

@Tom Valichka i'm selling some commercial property and then going for my first buyer hold very good thread here any  pointers you can give us first timers going for the first time by and hold? I want to find deals people that need to sell forclosures and pick up as many doors as possible start raising that rent and improving properties!

Morning crew I just finished the evection at our property and it took four cops and 4 tow trucks for two cars! Bump for the socal meet and greet in about a month I have a lot of trash to remove weird odor's paint and carpet to do! Bump for any socal locals!
