This 2 bedroom 1.5 bath townhome has a lot of space! Large 2 car detached garage walks out onto enclosed back patio into the house. Both bedrooms are large with walk-in closets. The master has 2! Basement is mostly finished and would make a good size family room or non-conforming bedroom. All this place needs is a few cosmetic repairs to really make it sparkle. Tenants are month to month, paying $700 in rent. Could get as much as $850/mo. Tenants in property for 12 years and hope to stay. Section 8 and never had trouble collecting rent. There is a $90/mo HOA fee. Not on the MLS yet, but will be if no one from BP is interested. I am a real estate agent representing the seller. Contact me for more details.

Say you are looking at 2 different property managers. One will charge you 5%  monthly and 50% for tenant placement. But then you have another one who will charge you 10% monthly and 75-100% placement. 

1. Will you find out more to see what kind of services they offer, or will you automatically be drawn to the cheaper one?

2. You find out that the cheaper one gives average service, is completely reactive though. If its not broke, why fix it? The higher priced one however, focuses on preventative maintenance to keep your property in top condition and a lot of that maintenance is worked into the price. What is more important, only spending money when something breaks, or spending money upfront to keep everything in good working condition? 

3. How important is an owner portal to you? Do you sign in and see what is going on with your property (assuming your PM is keeping it updated)? Or do you still call or email the PM directly to get an update? If there was a portal offered, how often would you check in? (BTW, the cheaper PM doesn't offer a portal). 

4. Would you rather have a PM that does the regular maintenance stuff like change the furnace filter and clean out the gutters and be charged a little extra (included in your regular fees), or rely on the tenant to take care of those things?

@Brad Larsen #1 seems reasonable to me since I currently work for a company that pays upfront even if the rent isn't collected yet. But that takes cash in the bank to front that much money. #2 I feel paying someone else's mortgage is a lot of pressure and could get someone else in trouble for any accidental negligence. HOAs - I don't see a problem with that, as long as I get all of the correct contact info. I have found some HOAs are hard to get in touch with.  #3...interesting concept. I might toy with that idea a bit. #4 Understandable. I get calls about leasing or maintenance and I have to direct them to someone else because I do the billing. I'm sure its frustrating to them. #5 I get this. We have clients calling in all of the time asking for an update. Unfortunately the company I currently work for is so big, we don't have time to follow up often with each owner who's property is vacant. 

@Stanley Parsley Thanks for the input. I have a focus on SFR so I probably wouldn't know many leads for apts, but as a real estate agent, I do get leads for the types of properties I would like to manage. :)

@Andy D.  Your PM doesn't provide you with a make-ready estimate, oversee projects (contractors, material, etc), provide progress reports, pay invoices on your behalf and then bill you? I thought that was a given (with a 10% project mgmt fee for large projects). I can't imagine how else an out of town owner would get that taken care of.
