This cute little 2 bedroom home is minutes away from Ward Parkway Mall as well as the popular Waldo area. Owner is selling home in order to build their next house. Would like to rent the home from the new owner while new house is being built ~ approximately for 6 months at $700/mo.

This house has been completely rehabbed and looks beautiful inside! Great architecture your tenants will love. Close to shopping and major highways. Currently rented at $850 until March, which will go month to month after that. Has rented as high as $950 in the past. 

HUGE master with soaking tub, double sinks and walk-in closet.

I have a client who wants to sell his rental property here in Kansas City. The tenant's lease is up in March. What I'm trying to figure out is whether to recommend putting it on the market now and promoting it as an investment property, or waiting until March, when we can go month to month with the tenants and get them out of there if the place is bought by an owner occupier. Based on the amount of money he put in to fixing it up, the asking price will need to be at the upper end of the range for that neighborhood. I'm worried that the price will not appeal to investors and then it will just sit on the market for 3 months until the rest of the world takes interest in it. He would prefer it not sit either. Could I get some feedback as to what would be the best plan of action? TIA

@Dan Hill - I'm not as personally familiar with those areas and don't currently have investors interested in those areas. That would be a good 45 minute drive for me, so I tend to stay closer to home. What makes you interested there, as you are from out of state?

Hi, I'm a real estate agent servicing the entire Kansas City metro, on both the MO and KS side. I have property management and hard money lending in-house. I research and find SFH's to flip and buy & hold every week. Now I'm just looking for investors to take advantage of the work I've put in. I've been finding most of my deals lately in the Lee's Summit, Independence, Raytown, and Blue Springs areas, but I'm certainly not limited to those areas. Its all about comparing the sold comps and local rental rates. My personal investment goal is to find a duplex to house hack in about 3 month's time.

Yeah, I've realized that I'm probably going to have to be happy with just a duplex. Right now I have my eye on a duplex in Lee's Summit and one in Raytown. I work in Westport so I don't want to be too terribly far from there. Leaning towards the MO side over KS. Currently saving up for my down payment. Hoping to be ready to start making offers in about a month or so. I'm definitely willing to do work, but it will have to be over time. I need them livable right away, and then I can update as time goes on.
