I'm currently in search of a duplex (or tri- or 4-) to house hack in Kansas City. I am a single female and my biggest concern is finding a property in my price range, where I also feel safe living by myself. The biggest hindrance is that my max is right about $100k. This would include rehab expenses, if any. This will be my first investment property. Anyone know of a multi-unit deal for a newbie?

Hi Jake,

I am a real estate agent specializing in working with investors. As someone who is also looking for my first investment property, I've learned to have a keen eye for great deals. I also work for a property management company called Kansas City Management, so I have a lot of connections and information when it comes to buy and holds.

As for your question, I agree with Edgar, that there is no need to start right off the bat as an entity. As you grow, you can talk to your accountant and find out what would be best moving forward. As for a good price point, that depends on your funds and how quickly you want to get started. Are you a cash buyer? Will you be getting financing? Going the BRRR route? House hacking? I'm personally going to be house hacking my first duplex using either a FHA or conventional loan within the next 6 months, depending on the deal I can get. Are you looking at SFH or multi-family? I think your very first step is to determine how much you can afford, and then go from there. We manage several properties in the so-called war zones and these are my take-away's if you're looking at those areas:

- almost all buyers (investors) are cash buyers

- very few would pay $50k for the area, most would be lower

- Yes there is theft and some bad tenants that we have to evict, but you can prevent a lot of that with a good management company. Kansas City Management Inc does extensive background checks, we get deposits that are the same amount as rent, and most of the rents in those areas run anywhere from $650 to $850. That requirement alone keeps out the really bad ones.

- More and more of the "bad" areas are getting rehabbed, so over time, they could see some improvements. As Kansas City grows in population, the neglected parts of the city will eventually show signs of rehabilitation as we make room for new residents.

That is just my two cents, but if you don't want to worry about those things, there are still other areas in KC that have that same money-making potential. I come across several each week. Feel free to contact me for more information.

Greetings! My name is Robin and I am a real estate agent in Kansas City specializing in property investment. I recently obtained both my KS and MO licenses and am ready to start finding those diamonds in the rough.

I have lived in Kansas City my whole life and have had an interest in real estate for about 10 years now, but just finally decided it was time to jump in. I'm anxious to start researching deals in KC, for both myself and for others interested. I'm actually going to create a mailing list of weekly or monthly deals that I come across, if you would like to be a part of, just let me know.

I currently do bookkeeping for a large property management company and assist with admin duties for a local investor funding company (to pay the bills). So I have all the connections one would need to get started.

What I'm currently in search of is THE DEALS. I can scour the MLS and I plan on joining Marei, but are there other ways to go about finding property worth my while?
