@Account Closed this is a very specific question to your personal situation, but I'll offer a few questions that I think might help you decide.

How long will it take to complete the degree? How much will it cost? How much will your income increase when you complete the degree? The possibilities for the answers to those few questions can be wildly different for what is your best option.

You didn't mention anything about your personal finances other than the need to increase your income. I think it should always be a priority to minimize or eliminate consumer debt (primarily credit cards and car loans) and keep your cost of living well below what you "qualify" for housing to live within your means and have money to invest.

In any case, I do applaud you for looking for a way to increase your income to make money available to invest.

When you see that kind of bad grammar and poorly written English it is very common among overseas scammers. (Not that we don't butcher it well enough ourselves. ;-)

@Mike L. you may want to also put a twist on the duplex strategy and look for houses with a "mother in law suite" or guest house. You could live in the smaller less valuable house and rent the other more valuable structure! Just another something to consider.
