Have you considered SugarCRM? If you have someone who is technical (can install host a LAMP program) and can help you develop the database, it might be a good fit.

Maybe not the easiest of solutions, but certainly gives you a few more features around building a pipeline than something like Microsoft Access gives.

@Neil Henderson, I disagree (somewhat) with @Matt M. on this subject.

In my opinion, it's an awesome "early screening tool" for neighborhoods. Given some margin of error, it tells you what what general prices are, who is selling, etc. 

I drive all over with Zillow just to see the relative price changes of the areas that I've driving through. It may not be perfect, but price trends per neighborhood are very likely reflective of what is really the case in real life.

@Matt M., do share what you mean by "horrible."  Limited?  Yes.  Biased?  Yeah, probably that too.  Personally, I find it hard to see how much "worse" it is than many (if not most) realtors out there (at least ones that I've met at various networking events).

I know some people who have done this.  The insurance is the big hidden cost.  As long as you can swing that and the cost of having certain certified people onsite, it can be a very lucrative business.

The only people I know who are finding killer deals in that area are getting them without agents. Once the agents get involved and it's on MLS, the deal becomes less of a deal.
