Timing is poor. Red hot or not, very few families are signing leases in September.

Where do you think these numbers exist? Someone will have a crystal ball they want to share?

If you have a property in mind, call up neighboring properties and ask if they have vacancies. There are companies that do this for a fee, but no one is going to have exactly what you want--and give it to you for free!

Yes. There are many variables to consider and you should consider a SFR to start or LP syndication to start. Learn for a year then decide next steps and goals

I've seen people buy land, expecting to build a hotel because the broker said it would be allowed, then the city requires a lot more costs for that use and the owner is upset. What do you expect the city to do if you come in with a fixed location, fixed end use AND you don't want to spend any money.

Talk to the city prior to closing and everyone will be happier.

 A commercial broker in your area would probably have a better idea. You have a lot of strict parameters here...
