When I've had properties appraised and want maximum value reflected, I ensure appraisers are aware of all value-added upgrades performed.  It makes their job easier, assuming the appraiser doesn't take offense to your assistance.  Some people provide actual documentation of value additions as mentioned above, as well as their own comps in case the appraiser doesn't specialize in that specific geographic area.

I say go for it.  It can only help you.

One point to consider is that their agent may have actually presented your acceptance while knowing another offer might be coming.  By telling you the acceptance wasn't presented before the other offer came, the agent could be trying to distance the seller from accountability here.  Not that the seller is actually susceptible in this situation, but there could more to the story.

In reality, if it's not in writing, it didn't happen so best of luck with future deals!

Thanks @David Ferrette.  I've been to that meet up a few times and met some great people there.  I plan to be there again on Wednesday.

Greetings!  After years of reading BP content, I decided to join earlier this year and just recently noticed a prompt to send out an introduction.  No wonder I see so many intros from new members.

I work and live in Orange County and own two properties here. I have used various free and fee-based education platforms to learn different REI strategies. I'm focusing on fix & flips and cashflow (rentals and lending) and see lots of opportunities to create win/win outcomes with other investors, agents, motivated sellers, etc. With regard to rentals, I'm considering the SFR vs. Multifamily question as well as which markets are poised for appreciation and rent growth. I know there are numerous threads here and I've read many of them. I'm closing in on a focus, but will gladly accept suggestions.

Thanks for reading and feel free to connect with me for coffee and collaboration.

Ron

Great ending to a great story.  Congrats on closing.  After all your repairs are said and done, your numbers look pretty good - especially from vantage point in California.

Great thread.  Does anyone have thoughts about Cleveland, Ohio as a rental market?

Thanks @Christopher Hunter for coordinating this.  Anywhere in North OC is great.  I'll be there.
