@Kevin Coggins That helps a lot! I'm trying to figure out whether to start under my name or an LLC. I definitely want to do 1031 exchanges after 5 years or so on each property and move up until I can buy apartments. Any idea if a 1031 is allowed if selling a property that is under your own name and buying a property under an LLC?

Any investors in the Houston area that buy multifamily in the 400 - 500K range? I would love to get a feel for average numbers in Houston and surrounding areas like cap rate, vacancy rates, expenses as a percentage of gross revenue etc. Any data points to educate myself would be greatly appreciated!

You'll have to check with a realtor for more specifics, but if you're putting 10k down as 20%, total purchase price of 50k should give you some options here. Not many, but they're there. If you come up with more creative financing options, then you will have much more options to pick from.
I'm in Houston, and rentals can be found in all price ranges here. Not sure about Orlando, but Houston has many good big employers (Oil, Healthcare etc) so job availability for your potential renters is usually pretty good. Hope that helps!

That sucks about the eviction @Michael Powell, but I'm sure you learned a lot from the experience. I would love to get your realtor's name as I get closer to start looking later on.
