Don't go cheap on plumbing and buy the damn warranty. Three tampons down the toilet? Not my problem. I paid 89$ for three year service agreement for you to do that sh...t. Pluming is the most expensive fix you will have if it isn't done correctly. Electrical? Worse thing that happens the place burns down and you get your insurance $$$.

Northern Louisiana right now - Shreveport Bossier Monroe - you can get a house for $60k-80k distressed. Min rent will be $800 even with section 8. If you don't want to deal with tenants though you need to get in the 120-150 range. Rents for those though are 1200+. Bossier is the most expensive but will have the most appreciation.

Good area now. Shreveport crime has gone up and everyone wants to live in Bossier. Not to mention Shreveport won't let new businesses in. Lots of opportunity. I have a few properties in Greenwood/Shreveport.

Have you ever thought about setting it up for a mobile home park? Not sure the need for cheap housing in the area but if so 16 acres would do nice.

See if you can find plumbers that use the cameras to inspect the lines. That way you can know for sure if the pipes are in good shape. As for foundation, just had that done (North Louisiana area) and it wasn't cheap. We have foundation issues up here due to the clay/soil. Spent 12,000 on work leveling the house but should be good for at least 10-20 years now I hope. But I knew what I was getting into and got the house cheap. Foundation work is scary but if you know the cost upfrontont you might be able to get the house at a discount.

I think I might try it in my new rental. After you buy the underlayment and laminate the price point isn't too much more - but to have waterproof flooring is a large plus for rentals. I would have to use the floating kind though as it will hide imperfections in the subfloor due to foundation shifts. I don't mind paying an extra $0.30/sq. ft. if I know I will not have to replace a lot of flooring between tenants. I like the fact you can do one flooring throughout and easy repair patch. I guess time will tell as I have one with laminate and title and one soon with all vinyl plank.
This is an older thread - anyone else have experience with vinyl plank (floating) installs in the past? How have they held up?

You should be able to find most of this information on the County Assessors website or the Treasury Department for that county. You can use the millage rate to calculate your upcoming taxes (estimated at least as the mills might change) and also find a list of exemptions. For example I believe this is for your area: http://www.co.champaign.il.us/ccao/exemptions.php

I agree I would research more and make sure it can be removed easily and for around the $5k he is crediting. It might be an environmental issue and involve the EPA, lawyers, and a lot more than $5k.

I agree with @Abel Curiel and @Jason Hartley. I used 99designs. You pay a little more but own the rights to it and have a lot more control in the design processes. I would use them again and might actually soon for a new updated logo that is more inline with real estate instead of investing.
