My in-laws have great success with VRBO(dot)com. You should also try Airbnb(dot)com make sure you upload great photos to your listings.

I recommend Nevada Title.  Ask for Tara Visnic. I used them last year for my 4 unit purchase.

I recommend you pay your credit card off. Your FICO score will go up and your monthly payments will go down. Then call the credit card company and ask for a credit limit increase and say, "Can you increase my credit limit? I need to make a large purchase for a renovation project ". Then your FICO will go even higher. Then you can ask the credit card company for convenience checks which you can use for your fix and flips at a later time. I call my credit cards every six mouths and ask limit increases.

I agree with Brandon on the secondary egress.  You need a door and a window.  Safety first.

This will depend on how close the existing plumbing and electrical are to the potential locations.  Is the potential laundry location near a bathroom.  Where is the power supply/main panel? Is the mother-in-law unit on a concrete slab or raised foundation with crawl space?
