I've never heard of a due diligence fee, so it may be a customary thing in that area. I'd be curious as to what it actually go towards since the banks pay for their own valuations, and eventually you'll be responsible for your own inspections anyway. If you're putting down Earnest Deposit (or whatever the equivalent is), then what are these misc funds being held for? Seems like a waste of otherwise useful capital.

Scott sorry I meant my blog for BiggerPockets this week, I'm one of the contributors. My personal blog is on my website which is in my signature, though.

Personally I wouldn't spend time "trying" to make it work. It's not even close, so don't spend a lot of energy on it; move on. If it's still listed in 60 days, maybe throw a low ball offer their way.

You'll start to learn that 100 leads may produce 1 good deal, no matter where they're coming from. Don't waste precious energy on trying to configure something that just isn't there. It's just all part of the process and the rest of us aren't batting .30 either (I think that's a really high stat, right?) You get my drift though...

If the numbers aren't there, they're not there. Don't buy property that doesn't cash flow. BTW, you'll love my blog for BP this week (coming out in the next couple days)....it has everything to do with this exact subject here in Phx.
