@Bill Gulley - it was a great partnership, actually. I think his financial situation changed though and it changed his morality meter. I wouldn't be where I am today without him/other partners so, although I don't want to conduct business with them as partners anymore, I'm at least able to say it was mutually beneficial while it lasted.

For what's it's worth Mooro I'm a big believer in the power of attraction, coupled with action. Be forthright about what you want, and act/speak accordingly. You'll put yourself in a position to attract what you need and be closing deals soon enough. If that means people, they'll show up for you to.

As for the exploiters, hey, lesson learned. To be honest it was the kick in the a** I needed :)

I'm still wondering how one of my word alerts (Royce) brought me to this thread?? In any case, I'm not against the "guru game." At some point these guys and gals get to a point where they've learned the ropes enough and run an RE business and stop giving their advice away for free. I've spent about a college tuition in RE education and can say it's worth every penny. The upsells and constant push for more is a bit much though. When you've MADE the money back you spent on the course applying THAT method, then it's been useful. Otherwise, it's a giant dog and pony show for every hopeful starry-eyed dreamer out there.

On the other hand, I had a gal seek me out specifically, I liked her drive, and begin to mentor her a bit. She had already spent about $10K in materials from local and national gurus, and not made a dime from it. Within a few months of my help, she had already closed a deal and had a few more in the pipeline. Then she and one of my (now past) partners found a loophole in my contract and siphoned the money I was going to make out of my wallet (because I charged nothing, only a portion of her CLOSED deals for my time, and I was confident she'd make money). How's that for a "Thanks and You're Welcome". So, however you want to label it, teacher, guru, mentor...who was the smarter "guru" in that situation??? Welcome to America kids.

**Unique opportunity for right personality type**

Despite the hype, there are still plenty of good investment deals in Phoenix. There are literally thousands of people every month that are either facing foreclosure, upside down, in distress and need assistance.

We're expanding and looking for 2-3 licensed individuals to grow our acquisition opportunities.

Do you have a burning desire to be involved in the investor side of real estate but don't want to have the route "job" of being a realtor?

You will *not* be responsible for negotiating short sales, managing fixup, getting funds, or finding a buyer. Your sole priority is to source motivated sellers and get them in your pipeline.

Best of all, YOU WILL BE PROVIDED LEADS, as well as be given training on other sources you can target. You will be expected to door knock, contact, and talk to people. If you're not good on the phone or afraid to approach people...don't apply.

When you get interested Sellers, you will work directly with owner agent to analyze deals to be bought as investment properties for cash investors. Deals must meet company requirements.

You will work in YOUR farm area, so most of your work will be done remotely. 20-30 hours a week is expected and your goal is to get 2-3 contracts a month. Consistent activity, follow up, and a sense of urgency is a must.

This is a perfect position for an assertive personality type who want to work with an investor mindset, without the overhead, holding costs, and marketing costs of your own investment operation. We will provide the admin, Buyers, and support you need so you can focus on one thing and one thing only. (BPr's...think of this as an "internal wholesaler.")

Performance-based bonuses awarded.

Laptop/cell/fax/high speed internet/license are requirements. Basic understanding of financial concepts and proficiency in Microsoft office type documents is important. Effective and professional written and verbal skills a must.

Knock the door, call the listing agent, and knock the neighbors doors. That should fill in the gaps of what you can decipher from tax records.
