Hi Hugh,

Depending on how much upside down they are, may sway their decision to try to keep the house as a rental or not. If the upside is appreciation in the near-ish future and they can hang on to it, so be it. Otherwise, if the rental market is weak and they're struggling to maintain a house that may not break even for quite some time, a short sale is probably a better bet.

The short sale doesn't require them to be owner occupied. So long as they have a verifiable hardship or extenuating circumstances, they can attempt the short sale. They may need to run their situation past a qualified tax professional, though.

Sierra Vista is outside of my normal territory, so you may just want to google "Sierra Vista Short Sale Realtor" or something similar and see who pops up and interview a few. Someone local should be of better resource. Hope this helps.

Hi Jerred, for the main site there's about 200 pages. There's really about 10 main KW's but I'm high ranked for a couple already.

My target market is specific, but I think the high concentration of investors here dilutes the potency.

With the exception of FB marketing (to gain awareness), my traffic is all organic. So conversions from adwords, etc isn't calculated into this. I'm merely taking what my overall unique visitors are vs total leads converted.

Hey let me throw it out there. For those of you who do have high-ranking websites, what sort of conversion rates are you seeing from viewers to signed customers? I think mine is below par and I'm wondering what benchmarks for this industry are, particularly, sites for distressed homeowners. Thanks -
