Cashflow numbers work best where the rents are still relatively high and the purchase costs are lower.  You will find that situation in many Eastern provinces and in Alberta as well.  If you want to stay with Ontario then you want to be outside of the GTA (Greater Toronto Area) and more West like London or Northern Ontario.  Good Luck in your search and if you need to find a good Realtor in any of these locations, I may be able to recommend one for you.

Hi Ryan:  The biggest thing will probably be your leases.  You want to have leases that show a large monthly rental income.  This will be one of the biggest factors in getting a very high appraisal.  I think it is good to have an idea of value and tell that to the appraiser based upon sales that you have seen or a Realtor has provided for you.  You are helping them do their job.  Also, each appraiser is different - if the appraisal is not what you think then you can always ask for another appraiser.  Good luck!

It will be your lifestyle which will dictate whether $20k per month is enough. 
You need to do a budget including all costs if wants and needs and then also allow for inflation each year as well.

Hi Ryan:

Best to ask your account what tax advantages there would be to having that umbrella corp.  And best to ask your attorney what extra protection or risks are associated with the umbrella corp as well.  If there is not much advantage on either of these two then you probably don't need it.  As you would want the tax advantages to over come the costs.  And as far as liability, you still have insurance for your properties so that should be covered even with just one corp to hold the property.  Good Luck

Hi Cameron.  It is definitely worth becoming a Real Estate agent.  I have done this career for 18 years now.  And it is a blast and pays well.  You can only take the course at Humber college.  It is not offered elsewhere.

For reimbursement, there is not really a plan other than to sell your first client and collect a commission that will cover your costs.
