Hi Taylor.  I feel that you should pay the CMHC insurance and get the place now on your own.  If you wait to save then the price may go up and make it worse for your purchase in the future.  And the CMHC insurance makes it so that the lender can give you an even better rate than if you put 20% down.  And this way you can also do it on your own since you are not 100% sure about the boyfriend.   Good Luck!

I always find that the USA market seems to react more than the Canadian Market.  We have been up for years even when the USA went down in values.  And we still seem to be more stable and growing compared to USA.  I own in Davenport, Florida and in Ontario and in Nova Scotia.  All of my Canadian properties have grown incredible in value while the USA properties have grown yet not by as much.  And of course,  you have to consider the tax implications as well when investing in another country.  Good Luck

Small Multifamily is available and usually cashflows.  You have to analyze each deal.  It is a great way to develop your investment wealth due to the cash flow.

Best to pick a market in Ontario that you are happy about and understand and then either house hack or look at it from a Buy and Hold philosophy as the appreciation will be worth the hold.  Good Luck and I can advise details specifically on the markets of Kitchener - Waterloo, Cambridge and Guelph.

One option might be to pay to have it found and uncovered and then on closing hold back the funds that equals the cost of that service.  Alternatively, check with your lawyer for advice.  They usually don’t charge any extra as long as they are doing the closing of the sale

We use Buildium now yet that is for 70 properties.  We used SimplifyEM when we had a smaller number of units. It worked well for us.
