Hello BP! I have a great fix and flip opportunity 2K Sq. Ft. CAD 118k Selling it as is for cash this week for $70k $7000 down payment and $63k at closing Buyer pays all closing Taxes are prorated. Tenant occupied Needs $15-20k in repairs House is a flip project the roof needs repairs along with the landscaping, the kitchen needs work along with the bathrooms need updating as well.CAD has it at 118k Price including our assignment and finders fee is 70k Let me know if you have the cash and want to get together to look at it before this deal is gone How does this look to any investors out there? Feedback, please!

Since my last post, I've actually made contact with a different home owner reaching out through Zillow. I've filled out a few "Contact" forms, and got my first call back. This is so exciting!! So I got a callback and met an investor and real estate coach, and it amazes me how the world works things out for us. My first time out in the field and I meet someone who can offer me more than just a wholesale contract, but wisdom from his experiences. Isn't that great?

Okay, so for those of you who have interacted with me on here would know I'm a young thriving individual who is looking for his first wholesale deal in the market. Guess what, now! I think I found my first property. And the crazy thing is, I literally just walked into it and it clicked in my head. That house was the one. "For sale by owner" read the sign on the house. I've made a couple of phone calls to the number listed but no answer any of the times. I'm going to remain persistent on contacting the owner, and hopefully I have a good learning experience and hopefully my first wholesale deal.
