Monica, I admire your ambition. Educate yourself and know that if you stick with it you will be very successful. There is a beginners guide here on bp and there are podcasts with people having success with various strategies. 

An idea would be to bring value to someone having success in your area. Find deals, intern, work for, or whatever to help them and you will learn and grow in this business. A track record and connections would help you to get financing for a rehab project like the one you described.

Wholesaling is fairly simple but not always so easy. The central idea is marketing for distressed sellers, never forget that.

I started with bandit signs, they didnt produce a ton of quality leads but I got practice talking with sellers and got a lot of calls from people wanting to network.

Chico uses Realquest to see what houses are selling for on the low end, the assumption being that they are cash purchases. I havent tried Realquest yet so...

I agree with the above comment to get boots on the ground at least an agent to get an ARV. There is a pretty successful wholesaler on here that uses Google Street View (something like that) to check out the outside, after that just send the buyer over, he or she is responsible for final numbers anyways.

If your number is low enough there should be a deal there and if you're way off you will have to renegotiate or backout. If we are conservative in the first place there should still be a deal even if our estimates are off.

I know there are a lot of rehabbers on here that think the wholesaler should know all the numbers but that just doesnt hold water. Of course the better we are, the better we are, but personally I outsource those estimates and if we are bringing folks significant discounts we will be making people money.

Mailings have been the best producer of leads for me. I liked starting with bandit signs tho, they got me used to talking with sellers and people were calling me to network.

If I was a contractor I would look to start working for a rehabber. Let them know your long term goals and when it came time to take down your own property he might be willing to help you with the right connections, financing, etc. 

If I had to start over I would find a job in and around the business.
