You've gotten great responses above. The only thing I can add is that I prefer using Listsource. That way I have total control and it doesnt cost much.

The mail fulfillment companies are very helpful in helping with criteria and strategy.

Jerry Pucket had a similar situation when he started (podcast #21).

He got a job in REI working from home that led him to going off on his own

Wholesaling is very active but you can leverage other peoples' efforts and create efficient systems and run it like a business.

If you are interested in real estate there are jobs in the real estate sector: realtor, working as or for a mortgage broker, property manager, etc.

This site is for real estate investors and those interested in real estate investing. I like the idea above of purchasing a duplex and living in one of the units. Be careful of wholesaling, it sounds attractive and exciting but even though it is simple it isnt necessarily easy and most people fail. 

You've received good advice above. Reduce expenses, look for ways to increase income, and educate yourself. In five years your life will reflect what you are thinking and doing today. Some other books are Rich Dad Poor Dad, Think and Grow Rich, Richest Man in Babylon, and Millionaire Course. Also check out It Works, only a few bucks on Amazon.

When you say selling retail without exposure: Exposure to mls? Exposure to risk? Exposure to what exactly?
