Thank you for the advice. I don't plan to ever sell these so I'm not concerned about splitting them up. I want to build wealth and generate cash flow. 

The owner wants to sell them all at once. Is it possible to get 6 mortgages at one time? It seems easier to get 1 portfolio loan.

I have found 6 duplexes that I want to buy. They are all owned free and clear except 1. They are all next door to each other on the same street, but they are on different lots. They have different tax bills. The owner wants to sell all in 1 deal. He will not separate them. 

Is it possible to get 1 loan for all 6? 

If I got 1 loan for all 6, would it be a residential loan or commercial loan? I know that a duplex falls into the residential category, but I dont know if I would need a commercial loan since I want 6 of them financed together.

Andy McFarland has a good video about this on his YouTube channel "I love real estate stories". I think it's called "Can you make money from a meth house?"

He talks about paying for the house to be tested and other issues involved in these types of houses.

I'm trying to learn to qualify leads as worth mailing to or not. 

I always Google the address in probate to see where it's located and if it's already been listed in the MLS. If a property is in bad shape, or if it's in a neighborhood where I know it won't sale for top dollar, I can see the executor/PR being motivated to sell quickly for a discount.

Some properties I find in probate are $400K or $500K and up. They are in nice gated communities. Some are in golf/country club type communities. I assume the property would be put on the MLS to get top dollar. I was skipping over these leads, but I guess the executor/PR could be motivated with these leads too. If the mortgage payments, taxes, HOA fees, and up keep are expensive, then they could be motivated to get rid of it. If they live out of state, they could be motivated. For now, I will mail to every lead and see what happens.
