Early in my career as an agent, a friend of mine who had been an agent for a long time told me the #1 rule to success in this business was answering your phone.   Early in the morning, late at night, in the movie theater....answer your phone.  It is amazing how hard it is to get some realtors on the phone.

@walter davis. I am with a small brokerage called CityDwellers in downtown DC. I've been considering switching to a large one like KW or Long and Foster.  What do you like about your office? (or not like)

Is an agent a must? Absolutely not. However as a buyer, why would you not use one? They are no cost to you as a buyer and they increase your chance dramatically of closing a deal.

@D'Aydra Allen Before you spend a good chunk of money or a direct mail campaign to try your hand at wholesaling...please just educate self and learn, learn, learn. I am on a number of wholesalers email lists...and I cant tell you what crap they try to peddle. They are asking too much for the property they are selling, seriously underestimate rehab costs and over estimate the ARV. So before you make their mistakes, just learn, learn, learn.

Welcome @Karen Y. There is a Giathersburg BP meetup, as well as a REIA in Silver Spring. (www.reimw.com/)

Do you prepare a lot of tax returns for people with real estate needs? That would certainly be a valuable service in this area that would help you network at the local REIA's.

I typically look for a credit score that is 620 and above.  On one property though, I did not have many applicants and I had an applicant apply that had about a 610 score. I let them rent the property and they have actually been my best tenant.

@Josh Bakhshi I specifically buy properties built after 1979 so I don't have to worry about the lead paint compliance.
