Hello,
I am a Chicago investor and I am looking for a few reputable General Contractors (GC) in the South Loop Chicago Illinois area. I just bought a condo that is in a high rise and need painting, flooring, counter tops, and plumbing done as soon as possible.
I would be more than appreciative and would be willing to offer some of my services if I pick the one you recommend.

My partner works with a company called Tried and True and they have a ton of experience with renovating REOs, foreclosures, and even do new construction. Let me know if you are interested. They only do business by word of mouth and typically only work for investors.

I know this is completely negotiable, but do realtors usually pay you for the leads themselves or only if the deals closes? How much do realtors typically pay for that?

I would find all 2 bed 2 baths that are on the market for sale and rent on the MLS and start contacting the Realtors to see if the sellers would be interested. You would need to spell out first how the Realtor would be paid so they are keen to help you if they have a motivated seller.
Its going to be a numbers game so you can't be too picky on the exact location/building.
