So what percentage of your total audience converts to closed transactions? Also, what keywords do you choose to target? Just “first time home buyer”?
Have you tried ProspectNow?

Hey Everyone! I hope your 2018 has been a successful one. I’m trying to propose some new lead generation ideas for my company for 2019 and I wanted to get some opinions or personal case studies on successful tactics. What have you used in 2018 that was most successful for you in terms of spread between cost per lead and value per lead? We considered Boomtown, Boldleads, TorchX, etc. Zillow was a failed project and so was Realtor.com over the last 18 months

I’ve used listsource as well as handcrafting a list from the public records but definitely looking for anything more efficient

Hey Brian, I’m interested to see how everything has gone for you since the post? Augusta is a great market but some of the appreciating areas have seen values severely outpace rents. There are still some neighborhoods in Columbia County where you can find rents for 1.2-1.4% of the purchase price. More than likely if you’re going to purchase in an appreciating area you will have to buy a distressed property and do some rehab, but nothing is going for 25k that I know of. Most of the properties that are that amount are in South Augusta (30901,30904,30906) area codes

I have talked to several investors over the years that have said the only thing they wish they had done is buy rental property in areas that had potential to appreciate. However, not everyone feels this way.
From a mathematical standpoint, the 3 things that make RE investing so attractive is: cash flow, equity buildup & appreciation. If you ran a spreadsheet on the IRR of a deal over time with 3% annual appreciation & no appreciation, it makes a HUGE difference in IRR. However, the catch is that most appreciating areas of a market tend to have values that outpace rents and it’s hard to find a cash flowing deal.
Cash flow to me is a higher priority than equity buildup or appreciation.
