Owner is willing to sell for 25k and contribute $1280 to closing. It is advised to buy out current PM which will cost $480 for next year. The seller included that cost in the contribution amount. It is currently leased for $425/month with tenant covering utilities until 8/2019.  Only 1 person is living there at the moment.

It may need new HVAC here soon but these condos typically require smaller hvac units considering they are only 880 sqft. Text for pictures of the unit! 706-288-8081

@Mark K. @Ian Khaytovich I forgot to mention, it is in a condo association so ownership is only interior. The association will handle exterior repairs along with common area maintenance.

Individual unit rents may differ from what was described but the total gross rent for the entire quadplex is $2,000/month and they're asking $140,000. I showed all but the one unit that is rented for $600+ and it is in fairly good condition. These units are located in Park Place Villas here in Statesboro, minutes from campus and the Stadium.

I have about 5 condo owners that are looking to sell their units. These are off-market and were mainly bought for their students to live in. The prices range from 30-40k and the rents in these areas vary from 500-750/mth. Call/text/email if you are interested in details, these things do not last long!

Hi Everyone, I'm at a point where it's a little too costly to hire a photographer to do photos & drone videography for my listings. I'm looking to start DIYing my own photography but want to stay under an equipment cost of $1000 and it actually be worth it to spend the money. Any advice y'all can give me on best camera/equipment to buy would be great. I know $1000 is a small budget to work with but I would appreciate the help. Thank you!

Either one of two things are happening here: 1) Your "lender" has no concept of capital market return opportunities elsewhere, higher than 4%. There's no way someone (not an institution) should lend at only 1.8-2% over the risk free rate, especially in this economy. I don't know your borrowing risk but Real Estate investments in general have a way higher Risk Premium than that. So that interest rate makes no financial sense. 2) You're getting scammed.
