You're absolutely right to keep the tenant paying you directly, as you’re now the property owner. To protect yourselves, ask the sellers for written documentation confirming that the tenant is back-paying. This can safeguard you at lease-end if the tenant refuses to pay the final month’s rent, as you’d have a legal basis to keep the security deposit. You might also consider talking to the tenant about shifting the rent due date to the first of the month to avoid future confusion and align with typical forward-paying leases. As for the sellers’ request, if you’re open to it, you could pro-rate the November rent and split it as they’re asking, but only after the tenant pays you directly. Ultimately, this isn’t just a moral question; it’s about ensuring clear, documented terms to avoid issues down the line.

A small amount of movement in the rail of a screw-drive garage door opener can be normal, as it’s designed with some flexibility to handle the door's movement. However, excessive shifting could indicate that the opener isn’t secured tightly or aligned correctly. Check if the mounting brackets and rail are firmly attached, as any looseness could worsen over time. If the movement seems excessive, you might consider having another technician inspect it for proper installation.

Using a cash-out refi to unlock $200k makes sense if you're confident in your BRRRR strategy, as long as your overall portfolio remains cash flow positive. Although one property will have negative cash flow, the ability to reinvest could yield higher returns across the portfolio. Just make sure you're prepared to cover any shortfalls on that property and have a strong plan for deploying the new capital effectively. Keep an eye on your debt-to-income ratio and overall leverage to avoid overextending.

For an owner-occupied property with 5% down, consider a conventional loan with a renovation option like Fannie Mae or Freddie Mac. CHOICERenovation loan. These allow you to bundle renovation costs, and if the post-renovation value meets 20% equity, you may be able to avoid PMI. Another approach could be to use LPMI, which rolls PMI into a slightly higher interest rate, potentially saving you monthly PMI payments.

Ive noticed that as well. I think it's just people trying to get there name out and trying to hustle to get noticed. It doesnt bother me much because at least it's an opportunity to discuss a topic that I would be interested enough to chat about. I'm not a fan of the blogging on the forums posts instead of questions though
