One approach is to emphasize your reliability and track record, showing that a lower EMD doesn't impact your ability to close deals successfully. You could also explain that keeping more liquidity helps you address any potential issues quickly, which benefits both parties. Offering a quicker closing timeline or adding contingencies that reassure the seller can also help make a lower EMD more appealing.

It sounds like you’re in a tricky situation! Since most pest control companies won’t open up sheetrock, you might want to contact a general contractor or handyman who can carefully cut open the wall and check for any active insects. They could remove the nest if it’s inactive or give you safer access if further treatment is needed.

You can generally only deduct expenses for renovations on rental property, so costs associated with the unit you live in wouldn’t be immediately deductible. However, once you start renting it out, those renovation expenses could be added to your cost basis, potentially lowering capital gains taxes when you sell. Consult a tax professional for personalized guidance to ensure you maximize your deductions.

It sounds like you've done a lot to improve the property already, and with a good location near a growing downtown, it has strong rental potential. Given that you're already in it for 6 months and close to getting it rent-ready, it might be worth holding onto it and renting both units out, which could help offset your mortgage costs. If you’re feeling overwhelmed, consider consulting a local property manager who can help you plan for the deferred maintenance and set up rental operations smoothly.

Wynd detectors are usually good for air quality, their effectiveness specifically for detecting marijuana smoke can vary, as they aren’t designed solely for this purpose.

A Minut sensor might be more reliable for detecting smoke presence, keep in mind that it may not differentiate types of smoke. For clear evidence, you may want to consider an air quality monitor specifically noted for detecting a range of smoke types. Amazon has the from 40-180 based off the quality.

Using a queen sheets is a very practical solution since the dimensions are close enough, though like you mentioned it will be a bit long on one side. You could tuck in the excess for a neater look, and it should work fine for guests. Keeping the set in the closet for convenience is a good idea as well!

I would say a common error that people make is underestimating the cost to fix or repair something. Always plan for the worst.
