Many investors hesitate to start their next fix-and-flip project due to barriers like limited funding, uncertainty in market conditions, lack of experience in estimating renovation costs, or fear of unexpected delays and expenses. Access to financing, such as 90% of the purchase price, can significantly lower the entry barrier, but success still depends on having a well-thought-out plan for managing renovation costs, timelines, and potential risks to ensure a profitable outcome.

Ice noticed that Co-living works best when tenants feel respected and connected, which helps with tenant retention and word-of-mouth referrals. Doesn't mean you have to be BFFs with them but treat them with respect. I've done that and have t had an issues in the past

Yes, accepting this family seems reasonable if their financial stability checks out. The woman's income covers the bills, and the employer's reference for the man adds credibility. If you’re concerned about the cash income, you could consider additional safeguards, like a higher security deposit or using a guarantor.
**Regarding TheGuarantors**: They are a reputable company that provides rental guarantees, offering you extra protection. Check their terms and fees to ensure they align with your needs.

Consider adding motion-detecting floodlights and installing visible CCTV cameras around entry points to deter crime. Smart cameras like **Ring** or **Arlo** can be a good option, and you can hide the recording box in a locked area for added security. Reinforce entry points with security bars, and consider a monitored alarm system or joining a local neighborhood watch for extra protection.
Post: What Is The Best Platforms For The Most Accurate Comps? (Privy, Propwire, Backflip)?

Different platforms use varying data sources, algorithms, and criteria for comps, so discrepancies are common. **Privy** tends to offer strong MLS data, **Propwire** focuses on off-market properties, and **Backflip** specializes in investor-focused analysis. The accuracy depends on the quality and recency of their data in your market. To ensure accuracy, verify comps manually by reviewing recent sales in the area, property condition, and similar features. Using multiple platforms together and cross-referencing with public records or MLS data (if accessible) can help minimize discrepancies.

Congrats on the judgment! For collections in Southern California, try Sutton Law Center or California Judgment Enforcement. Both specialize in small claims collections. Check fees, as agencies usually charge a percentage of what they recover.
