In Pennsylvania, an attorney isn’t required to send a Notice of Default (NoD), but it ensures compliance with laws. Certified mail is the best method, as emails usually don’t meet legal standards unless allowed by the loan agreement. The NoD must clearly state the missed payment, cure period, and consequences; consulting an attorney for your first default is a smart precaution.

Here's what I've used in the past
1. Experience Do you specialize in real estate investments, multi-state taxation, and LLCs?
2. Services Can you handle Indiana and California filings, and advise on pass-through taxation?
3. Strategy How can you help minimize taxes, I.e. depreciation or 1031 exchanges?
4. Communication What’s your process for keeping out-of-state clients informed?
5. Pricing What are your fees for ongoing support and filings?

Congrats on your journey!
1. Transition smoothly- Notify tenants of the change professionally, provide clear contact info, and collect all records from the property manager.
2. Gradual transition Moving one property at a time is smart so you can learn as you go and avoid service gaps.
3. Renewals and rent increases- Research market rates; 3% is fair, but adjust if you’re far below market. Provide at least 60 days' notice and explain any increases clearly

In Pittsburgh, wholesaling is legal, but PA has strict rules about how it's conducted. You don’t need a license to wholesale if you’re assigning contracts, but you cannot market a property you don’t own outright without a real estate license. Be sure to fully disclose your role in the transaction, and consulting a local real estate attorney is highly recommended to avoid any compliance issues.

It’s not a silly question at all! The best order I usually post mine in is Exterior first (dead center front of the property), then interior, and overhead at the end. This creates a natural flow for buyers, starting with curb appeal, showcasing the livable spaces, and ending with the layout and lot details. However keep in mind you want to showcase your property’s strength so if the land or aerial view is a major selling point, consider leading with the overhead shot.

@Chris Seveney I've lost a job at company that was morally challenged when I spoke up they found reasons to dissolve my position. It's all about being human and showing people how to do things right. Then it'd on them to either take it or not. If deliveried right it sill us a hard one for most to chew on. I'm glad your open to feedback and such.
