Hey thanks! I'm in Fort as well. I don't own or invest in this market for several reasons mainly because my sponsors and mentors aren't attracted to this market. We focus on the Sunbelt states where net migration is taking place along with other economic drivers and favorable demographics for better returns. 

Yea I get that, there are certainly markets with more favorable conditions out there. We focus mainly on house hackers here, where investing in Fort Collins/ Denver offsets your living expenses and gives you more of that mullah back in your pocket. I'll be honest I'm not as knowledgeable on ARV since my main focus is on helping investors with the House Hacking strategy currently, where ARV isn't a primary concern. I would definitely post that question in the Real Estate Strategies > Rehabbing & House Flipping or BRRRR sections of the forum though, and someone there should be able to get that answered for you.

Definitely check out the podcasts available, they are my favorite way of staying up to date on the market and other real estate going’s on. 

My recommendation would be Bigger Pockers Daily for something to quickly listen to while having your morning coffee, and the On the Market Podcast for staying current.

@Christopher Veljkovic, yea it sounds like maybe it's a requirement by the state, I did a little research out of curiosity and while I didn't really find anything specific it seemed like a typical clause like Nathan mentioned.

The first thing that comes to mind is maybe seeing if you're able to negotiate doing an assignable option on the off market deals, and then approaching the other agent with them. 

Have you checked with your brokerage firm if their referral agreement form (most brokerage firms have their own form) works in a case like this

I'm sure others can shed more detail on the subject, but my understanding is that as far as its purpose: it's disclosing that the lease will rank last to be reconciled, in realation to other liens/ property rights, should there be dispute or collection proceedings. 

If you're asking about a lease agreement template that you're using, and if it's beneficial to keep, that I'm not completely sure on. 

I do know that in some cases subordination is required, like a second mortgage lender requiring that the first mortgage loan become subordinate to the new mortgage, as a prerequisite to approval of the new loan. 

But as far as its requirement or benefit to being in a lease agreement, I too am curious of the answer.
