 The same things are said about the stock market.  So your market advice resonates with me.   I am open to other markets but we are looking for warmth so Denver is not a great candidate for us.  Love the area though.  Maybe on property #2!  


 I definitely understand that Robert, I'm a Colorado transplant from Florida (licensed there as well) so I know what you mean about the warmer weather 😂 there are some really great markets in Florida, like Tampa for example, not to mention they have investor friendly laws. Like you said maybe for property number 2 we can find you a nice property with quick access to the mountains when you need a break from that warm weather and beach life 😉 if you decide to look into Florida I can also help you out with your search there and would be happy to give you some details on markets like Tampa. Hey @Matthew Lindsey,

like @David Ramirez said, you could always make an offer where if it got accepted and the property was in its worst possible state you would still feel good about it. 

and/or you could reach out to a local real estate agent in that market and see if they would be willing to drive by and take a look at it/ take some pictures and videos of the exterior and give you an idea of what they think of it. offer some sort of compensation for their time and if you're looking at investing in that market for more than just one property having them be your agent moving forward would also be a way to build that relationship to a point where they would be willing to be your eyes and feet on the ground for additional video walkthroughs and what not.

I second what @Nicholas L. said, going to REI meetups is the best way to find someone who you can possibly shadow or have as a "mentor". Not to mention they are fun and informal and can be a great way to gauge if they are someone you would want to follow in the first place. hope that helps and best of luck on your journey! 🤝🍀

Hey @Martin Guerrero,

With laminate being wood based, anywhere that is going to see a lot of water (bathrooms, Kitchens) its advised to go with LVP. My thought is even if its "waterproofed" laminate why even take the chance or worry about tenants being careful with spills and moping, and just go with LVP to begin with. Cost wise they can be similar in price depending on brand and quality. But my votes for LVP. Hope that helps

Hey @Robb Silverstein,

the US Census Bureau puts out a quarterly report that you could base your figures on, 5.8% as of last quarter, which is what most of the "free" sites are all basing their numbers on generally. 

aside from that, and to the best of my knowledge, all other sites like AirDNA and Rentometer are going to be a few free reports (trial) and then paid after that.
