Hey Rob, 

this question is hard to answer without knowing where your market is. In some markets, like here in Denver, the numbers do not generally work out for a multifamily rental. But, there are other opportunities like finding a home with a basement and separate entrance where the numbers do work. So the first step is understanding your market and what strategy is going to work best. 

In my opinion house hacking is a great place to start because not only do you get to start off your REI journey, but you simultaneously get to offset your living expense but also cashflow if you find the right deal.

I highly suggest getting on meetup.com and looking here to see if there are any meetups going on in your area where you can start networking and talking with local investors to figure out what strategies they are using and to get some help along the way.

Hey @David Ackley,

My vote goes towards sticking with eXp for both the flexibility and training. 

I had a similar situation where I got licensed in Florida, moved to Colorado and got licensed here as well. I like that I can be licensed and operate in both states and yet only have to pay the one monthly brokerage fee. 

are you Licensed in California as well? If so you would be in a similar situation. Not to mention if you feel really good about the team in California and they are still willing to keep you on you can still benefit from their mentorship. One thing of note though, is that you would still be obligated to be in exp's mentorship program in KY if you don't wind up joining a team there. The exclusion from the mentorship program would only apply to California if you were to remain on the team there.

Hey @Kirsten Hunt,

as Kim said, the specific rules are going to relate directly to your area. Even city to city they can differ let alone state to state. 

Also that time frame would put you at what is called a Mid Term Rental and is a great cash flowing market to look into. I was at a meetup in Denver a few weeks ago and Zeona McIntyre gave a great presentation on why that is her go to market to target. She also has a great book in the biggerpockets store called 30-Day Stay that is definitely worth checking out if you want to learn more about the ins and outs of MTR's. I would point you in the direction of understanding the multitude of different leases and how they function with commercial properties.

Gross Leases, Net Leases, Percentage Leases, etc.

The bookstore here has lots of great resources for educating yourself on the various REI strategies
