I agree with Abel, majority are searching online so as far as reaching those markets I would be going to local investor meetups, open houses, etc. in that market to start getting your name out there/ network. This is why I wound up going with eXp for the flexibility on office location. Hope that helps, best of luck.

Hey David,
I would look into medium term rentals. If youβre close to a hospital, preferable between two, travel nurses are a good target market. If not insurance contracts/ temporary housing is another real good one. Hereβs a little explainer video on that if youβre not familiar with it.

there are some state and company down payment assistant programs out there you could look into. I know we have a state one here and there is also Bank of America's which is nationwide as far as I know. Hope that helps and best of luck with the investment property π€π

I would check out YouTube, there is a great company called Anderson Business Advisors on there that posts a lot of informational videos and they are real estate investors as well. they also have quite a few options for their tax filling services for different company sizes and budgets. hope that help, and best of luck finding someone.

Hey Stefan,
welcome to bigger pockets and congrats on starting so early on your REI journey.
my advice would be that even though there is no monetary cost to attend college there is still the time cost involved. Focusing on just knocking out the required education for a license and getting licensed is the path I would suggest. Then getting on a good team that can help show you the ropes of real estate is going to be a lot more valuable because you will be getting the hands on experience way sooner than going through a college.
If you decide not to go the real estate agent route, you can also look into networking with other seasoned investors that would be willing to coach you through that first investment. again, getting right to the hands on experience portion of REI and not trudging through the college process.
at 17 it probably feels like you have a world of time, which relatively speaking you pretty much do π but 2 great concepts I've picked up over the years is: time in the market beats timing the market. and that when you're young you can afford to take more risks because you have the time to bounce back.

Hey Valentina,
I'm a bit biased being Florida born, but also something I had learned recently is that Florida is the only state that recognizes Land Trusts with all the same protections as an LLC without the upkeep requirements. So from an investment standpoint that's another bonus, not to mention the beaches and good Cuban food down south π

To my knowledge there are some best practices but its ot illegal to direct mail anyone.
I found this from article that might be helpful with the specifics:
"There is no law in the US that prohibits direct mail marketing on either state or national level. But, it is advisable to stay on the safe side by doing everything correctly and legally to avoid any regulatory issues ahead."

Also, if this applicable to you, I do remember reading somewhere that as an agent you have to be careful about not soliciting someone who is already being represented by an agent. And from what I remember, if you direct mail to an entire neighborhood/community and one of them happens to be represented, you are not at fault of this so long as your mailer was not solely to them.
