@Greg C. Harrison Township has it's good and "less good" areas. L'anse Creuse High became a school of choice not too long ago which, I believe, has hurt the area somewhat, and many of the local residents have been petitioning to get that changed. 

Aside from that, I live in HTP and never feel in danger at any time of the day. The city actually has quite a few businesses within the city limits, but the big downside is that there isn't really a central "hangout" area like Royal Oak or Plymouth has. If you visit the site www.experienceboattown.com, you'll find some of the participating businesses in the city. I actually work with a local business development committee to build this site to help people find local businesses. 

The areas around North and South River Road, which sounds like where your property may be, are some of the nicer homes in the city. Obviously being on the water is a big benefit. Boating is still very popular every year (I wish we had a longer summer to enjoy it!).

I've also caught wind of a business development project that's in the works to create said "hangout" area. I don't anticipate it to be completed any time soon. They're still in the talking stages, but they've established a development group and have started to gather funding, so it's in the works which is promising.

@Jim Bowser It could vary a bit depending on who you're mailing to, but that's generally the idea. We were about 4 months in on our previous list with our smaller budget. We're currently in our second month with the larger mailings since we partnered up with that other investor. 

We actually just sent out a batch a couple of days ago and we had several calls yesterday and a website lead. It's always good to see response. We have a couple showings scheduled on Monday to see some properties, and some more analyzing to do on the other calls before we go out to the houses.

@Jim Bowser our direct mail campaign is going ok, not great. Our response rate has been pretty typical of what you'll find everyone saying - anywhere from 1-3%. However, we have not yet secured a deal as a result of our mailers, which is very frustrating. We've come close multiple times to hit a snag somewhere. We've had a couple mortgages that the seller didn't mention and just been generally too thin on a few others where the seller wouldn't budge. We haven't sent out a ton of mailers yet, somewhere around 4000-5000 in under a year. 

We recently partnered with an investor that's paying us to do his marketing as well, which will significantly boost our output to about 3500 pieces per month. We were only doing about 500 per month on our budget, so it's a pretty significant boost for us. The added monthly income for managing his marketing is really nice for us as well. We've just started the increased output, so I don't have any data on that yet.

Hey all!

Our investing firm is looking to build some relationships in the Macomb county Michigan area.

We do a lot of direct mail and have a strong web presence. The leads are trickling in but we'd really like to ramp up our rentals (I'm itching to quit my day job!!) 

We're most interested in BRRR opportunities. I can provide more details via private message as well.

Obviously wholesalers are welcome but we'd also like to connect with attorneys and investor friendly agents as well.

I'm very well versed in web design and SEO, so I'd be happy to offer up any advice on that topic to anyone interested.

Johnny Kang it will be a seller financed deal if it goes through. She's asking for 50k down, 180k purchase price at 6% over ten years. I plan to counter with 165k as I originally offered 150k with a lower downpayment. So the bank side won't be an issue until we try to refinance if that becomes a possibility. One of my big concerns is what I'll be required to repair/remodel as the owner for new tenants. I've heard many tenants prefer a blank slate while others say I'll have to put in floors and fresh paint etc. is this more area specific?

Katie Neason I should've clarified, it WAS rented out for 4500/mo last year. After speaking with some agents in the area, they say it would still rent for right around there.

Hey all,

I've been all over Loopnet and some other commercial sites looking for a commercial realtor in the Eastpoint, MI area. 

I can't seem to get a response from anyone! Are there any commercial realtors out there on BP?

I'd love to discuss some market trends and rates. I also have a property I'm looking to purchase and I'll need help leasing it out.

Johnny, Crazy! It's currently vacant but that's still a great tip. I'll definitely ask her for copies of her previous leases to see what she did.
