Thanks @Bill Gulley. I'll try to incorporate that.

My personal interest is much more in the buy and hold realm. We started learning about lease options to add another tool to the toolbox for leads who called who didn't workout for our buy and hold portfolio for whatever reason. 

I guess I'm kind of getting off topic now, but have you found anything to be especially helpful as far as lead generation goes for buy and hold? We do a lot of direct mail to tax delinquent homeowners, but we haven't had a ton of success.

@Bill Gulley Thanks for taking the time to post. I appreciate the hard truth :) I do not have a license, however, my partner does and any marketing that you've mentioned is technically done through him. 

As for marketing to buyers, we advertise services in specific areas. Interested buyers will respond to our marketing saying that they're interested in properties in that area. We may or may not have properties they're specifically interested in in a certain area at any given time. After they respond, we provide the properties that we do have available. If we don't have anything they're interested in, we offer to keep an eye out for properties similar to what they want. 

As for paying an attorney, I have no issues with that. We've consulted our attorney several times and have several contracts he created, but every deal is going to require it's own contract to match terms, etc. What I'm after isn't necessarily a legally binding contract, more so forms meant for simply collecting information and organizing it in a productive way that sellers and buyers can understand. Just some examples of things successful investors are using. 

As for learning real estate, what can you tell me? I'm always looking to learn from successful investors. What works for you? What doesn't?

Thanks for the info guys. We appreciate all the help we can get! You can never have too many leads so this is helpful stuff.

Although my question is really more directed at what to do with the leads after we get them. We have a good stream of people calling us, but it seems like we don't really know where to go from there. 

Tavon, you mentioned asking if they're open to a lease option. Have you found that most people understand that terminology, or is there a less sophisticated way you say it to the seller? We're really trying to focus more on wholesale lease options aka co-op lease options rather than sandwhich lease options. 

Brian and Tavon, what do you typically bring with you, if anything, after the first phone call or two when you go to see the property? Do you bring a contract of some sort? Do you reference this on the phone before heading out to the property? 

A couple specific items that would be really helpful for us:

1. What is your procedure from answering the phone to collecting your check (is that check the lease option fee?)

2. What's the best way to obtain the necessary forms for this type of transaction? Can you suggest any resources where we can some downloadable versions. I'm assuming at some point we'll need to consult an attorney for the final docs, but to go back to my earlier question, what do you feel is necessary to bring with you to that first showing with the seller (an official contract, a written agreement not necessarily made by an attorney, a heart handshake, etc.?)

Hey all, We've recently started working with lease options. We have a tenant buyer site set up and we're working direct mail, Craigslist, fsbos and expired listings for sellers. As you can imagine, we're getting plenty of buyers but very few sellers so far. We're struggling with a good procedure for leads who contact us. Can anyone offer some tips or resources for what to say to and do with tenant buyers when we don't have a property for them yet and a good phone/email procedure for sellers who contact us? What kind of info should we go after? Key things to discuss, etc. Thanks guys and have a stellar day!!
