It sounds like the tenants are not complaining about it?

Is it dripping?

Man if I worried about this type of stuff in every unit, I would go off the deep end.

However, when we do change a fixture we don't put the cheap ones in. As the saying goes "pay me now or pay me later" when that cheap one leaks and drives up the water/sewer bill.

We stay on them like white on rice during a evection to be sure they get out. If there is no pressure, one thing is for sure, nothing will happen.

1% rent vs. purchase price is at best a break even.

That's a new one, anyway they can weasel out of paying they will take it.

Please let us know how this shakes out.

Hopefully this is well performing building with the current tenants.

When we buy them it's because the tenants have over ran the place. We have never had a existing tenant stay more than 10 months after the closing.

If you don't like lip service than LL may not be the best avenue.

Be careful what you wish because the next tenant may make the current one look amazing.

That works out to 80k a unit, thats not going to work well at $700/month.

Was a market positioning & pricing analysis done by a 3rd party firm? If so, how did it stack up.

How many buildings, units per building, I don't see many locations working out to 30 units with 8 - 24 unit buildings.
