0% is acceptable although I don't get concerned when we stay under 5% including lost rent/uncollectible.

The simple answer why we don't allow pets is because we don't have to. It may limit half of the people but we still have the other half with no pets. I'm still sick of calls "will you consider my perfect pet" all the online ads and voicemails clearly state no pets.

When I was younger and more concerned with loss of rent we would allow pets. It didn't take long to find out that 'perfect pet' would scratch doors, scratch the glass in sliding glass doors, scratch through carpet, crap everywhere, cause additional liability, cause problems between residents, and on and on..... 

We had a 'perfect cat' that got in ceiling of a unit and used it as a litter box. This resulted in removing the ceiling and coating the floor joists with Kilz. It's simply never going to happen again and I don't miss getting barked at while onsite at our apartments.

Out of curiosity where is this duplex located?

I would get someone else out there. If there is a cracked heat exchanger it needs to be replaced yesterday, is there a CO detector in the unit? Most if not all 90% are stainless with a lifetime heat exchanger warranty.

I had two 80% units put in last year and they have a lifetime on the heat exchanger.

I'm on the other side, the idea of going back into debt after having F&C income properties is not appealing. Simply using the cashflow from the F&C properties to purchase additional units reduces stress. At this time the main problem is finding deals.

Anyone have roof leaks after having the attic spray foamed? Curious how it affects it or masks it......standing water in the attic, collapsed ceiling etc...

We use $0.64 filters primary goal is to avoid clogging the A/C coil.

I always wonder when a eviction comes up on a background check where these people find a place to rent. 

I try not to get to cynical but stories for the eviction explanations go in one ear and out the other. A eviction equates to a 3k average loss by the time a new tenant is moved in, for us anyway.

We used to provide a utility transfer sheet before the lease start. The tenant would then turn this in with the confirmation numbers before move in, it worked.

Now after going through the process with the gas & electric providers we have the ability to switch the gas & electric into the tenant's name on our end.
