@Courtney King, I am agree with you. It is impossible to get breakeven in north DFW now a days.
I prefer Grand Prairie, Mansfield, Arlington, Crowley, Burleson area to invest.
Can you please add me in your client distribution list, I am looking for properties in same area.

There is little slowness identified in >300K houses in DFW metroplex.
Little Elm and Denton Housing market is good, as both are in 150-250K range.
Where did you buy new build for investment?

I am exploring STR market and like to understand...
- How is ROI of STR compare to investing in SFH in high demand area?
- How is appreciation of STR properties?
- Is there any Tax benefits?
- Better to invest in SFH with yearly lease and just rent STR when needed for personal use instead of involving in owning and extra management of STR. I think if owner planning to use few month every year, then definitely is big advantage.

- Few of them are expensive area like LA, Toronto, DC, NY, Boston, Norther Virginia, Newark.
- Recent trends of migration to Sun belt filter out few more cities like Chicago, Columbus, Philly, Pittsburgh

I can give you very high level calculation to understand both scenario...
Lets say you buy 100K house with 1000 rent... lets compare all cash against leverage...
All cash Investment
- Yearly return = 12000 (Rent) + 2000 (Appreciation) - 3000 (Tax + Insurance + Capex) = 11000 = 11%
Leverage
- Yearly Return = 1000 (Rent Cash flow) + 2000 (Appreciation) + 3000 (Amortization) = 6000 = 6%
- Now when you leverage investment at 20%, you can buy 5 house from 100K
- Yearly Return of 5 Houses = 6000 X 5 = 30000 = 30%
- There are more tax benefit in this deal also as your positive cashflow is lower...
If you are planning to buy multiple houses, Leverage is always better...

FRED data suggest stabilization is House price in top 20 US metros...
But still new construction is historically low and increase construction price will create more pressure on this...
Looks like market will move slow but will not crash...

Personally I avoid places with declining population... Here is Euclid OH Census data...
It may make sense in current booming economy but long term trends shows population decline since last 40 years...
