I really like your idea about focusing on equity and rent growth and buy nicer new house.

It is very hard to find good deals now a days, better to go with new construction home in nicer neighborhood.

Do you recommend any particular Atlanta area or particular communities where we can find good new construction homes.

How is the growth in McAllen, Mission area...? 

I never been south of San Antonio but I read and heard that there is lot of growth in that area...

Here is projection of population ... and looks like 50-100% growth expected in that region...

You are right, all those criteria are very important, but again Location, Location & Location is the key in real estate...

Considering long term investment, population growth of the metro is key factor. As we can see many Northeast state are still under water after 10 year of real estate boom, whereas RE in South and West is more than double from 2008 low.

Right now people are making money in all market but considering downturn sometime in future, I feel these market are safe bet based on population growth expectation.

Hi @David Ivy,

As Austin market is very strong, what is your thoughts on investing in new construction.

I see few builder are selling new construction houses in range of 200K.. location is little remote but city growth will catch up with the area. Do you recommend investing in those new construction for long term investment..?
