Thank you for the clarification Sharon, actually someone just posted to our local REIhub on this very matter and some people chimed in. It seems they wait for all heirs to get on board before they put the property under contract and assign it. I would appreciate your 2 cents.

In a situation where the seller of a property is hospitalized or very ill for a lengthy period of time, and the seller has given power of attorney to someone else, can the person with PoA sign a contract in place of the seller to sell and convey real estate?

Does anyone here actually get a good consistent leads from SEO vs other marketing such as direct mail? To me it seems like $800 would be best suited for mailing home owners.

I know the numbers are going to be different here in Texas, but where do you get the 30k threshold number for rentals. You need 3X rent to get a good tenant in your place. A typical rent rate for a 1200 sq ft home here in TX is $1,000 to $1,2000 monthly. Someone making 30k or less will not be able to afford that unless your targeting tenants that need housing assistance.

Thats great to hear that good picture and video will cut down on the amount of foot traffic. However, I do have a problem in regards to stretching the truth with the home owner. Regarding POF that might be a problem for me though since as I said, I am a bit new to wholesaling properties to other investors.
I have never met a seller so far that has had a problem with me wholesaling their house, in fact they are usually appreciative that I am telling them the truth. I wont use "weasel clauses" like an inspection period either, I just buy an option.

Pardon my ignorance but what does "Extensions Enabled" mean?
Also with these pay per click campaigns theoretically your competition could just sit there and click your PPC ad 50x and charge you out of adwords, unless google has something to prevent that from happening. I would hope they track clicks by IP address.
