This is an older neighorhood from the 1980s and the subdivision has no mandatory HOA.

I just pulled out my notes from my conversation with seller. The property has a VINYLE exterior sorry for the confusion, not sure why I thought she said wood.

This property would be a rental, so I would likely leave the siding wood or vinyl whatever it is she is using.

EDIT: Siding is VINYL not wood.

About to pick up another rental for myself potentially. The problem is the subject property has a vinyl frame exterior and all the comps have brick exterior, and because of this doesn't really conform to the rest of the neighborhood.

Subject Property
1450 sq ft/ built 1987/ exterior vinyl / ARV ???

Comps:
1. 1530 sq ft / built 1987/ exterior brick/ Sales Price 112,000

2. 1480 sq ft/ built 1999/ exterior brick/ Sales Price 108,000

3. 1540 sq ft/ built 1987/ exterior brick/ Sales Price 109,000

I am not sure how to value the wood frame exterior and deduct from the ARV since the surrounding com parables are all brick.

Also I wanted does atlanta have a fast foreclosure process? If its judicial in atlanta that might explain why we are seeing higher foreclosure numbers. Here in texas its very fast, 28 days or so typically which would explain the glut in supply right now.

Joseph M Thats a good point Joseph. I like your point on the crowd coming in, looks like Atlanta is seeing a lot of hedge fund action now. Which sort of brings of the speculation bubble that may or may not be forming as a consequence.

Many of the metropolitan areas in Texas are doing well, no question, but what is making Atlanta such a hot area for investment right now. Is there ample opportunity for cash flow investment? I don't remember Atlanta being on the radar quite so much until more recently.

I might have to consider investing out of state since the DFW investment market is drying up.

Carlos F. I dont *think* I have never seen heaving in a house, I only own a handful of rentals. Does it usually present itself as sort of an upward dome shaped bulge?
