I was always under the impression that the pay per click ads were more towards the middle of the page and indented, while the SEO search results were at the very top.

Out of curiosity, in the below image search what type of link is the top most search results in the red rectangle?

They appear before any of the other websites. And have an A/B/C pin point on them. Is this a google places ad?

I am about to get a house under contract, the only problem is its owner occupied. Normally the homes I wholesale or purchase for myself are from absentee owners that are tired of being land lords.

This is a new situation for me. I told the home owner up front my intentions to wholesale the property and explained I personally will not be taking title.

The problem is my buyers list is not all that solid yet, and I don't want to march 12 people from craigslist through the property. I have a few fellow investors that I know personally that MAY be interested. But in the event that I have to market it, how do I go about the various moving pieces?

Two big ones to consider:

1. If I post online should I ask for proof of funds up front (whether Hard money, bank statement) before I meet?

2. Scheduling the owners move. I have the house on a 14 day option. I guess like a realtor acting as a listing agent I would wait to advice the client to move only when I have a good sum of hard earnest money down on the contract and then give the go ahead.

How are you finding deals on craigslist are you posting advertisements yourself for we buy houses or are you looking at for sale by owner and calling people from there?

I think the story on the recall is due to Federal Pacific going out of business before anyone could go after them to fix the faulty panels.

I know prices will vary on location but how much does that typically cost you? I am estimating probably about 1,200

I was taking a look at a house today with a federal pacific panel in it. These things are notorious for having their breakers fail. Has anyone here ever dealt with these? What do you typically do, put in a new panel?

I have also read you can just switch out the breakers (assuming its not wired with aluminum as well).

Meeting with a seller today of a probate property, this person is the executor named by the probate court out of his 2 siblings. If we end up reaching an agreement for a price are any of the heirs required to initial and or sign the contract as well?

I was talking to the title company last night and it seemed like just the executor needs to sign but I wanted to ask here to clarify

Here in north texas / dfw area. I think the market has remained relatively consistent, my gut tells me in some areas i could go 10 months back in some areas, if anything i think prices in dfw overall have improved a bit.

So if you are having to grab older comps 10 months back maybe even a year and they would have been worth more if they sold 2 or 3 months ago potentially.
