You should only have someone else sign for you if they have the proper authority. This would require a power of attorney or a management agreement. They can't sign a management agreement unless they're licensed.

 Sorry I wasnt clear with my question, I meant to ask , once the lease is up, since I'm the new owner, do I need to sign a new lease? Or can I just give  that one page extension, even though  the previous lease was signed under a different entity?

as above mentioned from our fellow colleagues, it is very possible to get 80%, but you Asiago need to know that in general it can have some slight differences from a 75% loan, for example, if you want to get interest only for the first year, sometimes you can only hey it at 75%.

I would consult with a good mortgage broker if you know one,  if not you should call at least 3 mortgage brokers, and see what they say.

There are definitely good opportunities out there, the question you should ask yourself is whether or not you are fit to deal with tenants at all, once you know how to deal with tenants and you treat it like  a business and you understand that it can and  will  happen issues  here and there, then in my opinion it is a very good area to invest in, you have to wait for the right deal but when it comes around you can really make a great nice cash on cash return, I myself don't actually own in this specific area but I own in surrounding areas  and I was there enough to get the feeling.

hi everybody.

being a landlord in nj requires a lot of legal knowledge, how is one supposed to know all the laws?

is there any book that has all updated laws?

and how and where do i get the updated laws?

HI ALL. 

my tenant has pieces of broken furniture in the back stairway for a few month,

my question is first if all is it a fire hazard? (She is on the top floor so no other tenants need to pass)

2. If she puts it outside in garbage and the city doesn't pick up such stuff, am I required to pay for cremoval?, how should I go about it

But did it make sense that the tenant should be able to withhold rent, a few days after notice of a problem?

I was just chatting today with my friend also a multi family investor in nj, and he had told me that he has a tenant that called him last weekend about a minor issue, I think like the wall was old (probably plaster) so it started shifting, so he told him that next time he will be in the area he will check it out.

now the tenant is saying that he will pay rent when the problem is fixed.
